Default How do you value a website?

I just read in the website for sale section of this forum a dating site for sale for $50,000 . I wonder how websites are valued by independed experts rather than website owner.
Website owners tends to think their site are worth more than they are actually worth.

Still, Uniques per month and profit will have some weight in the value of the website.

I think that the value of uniques per day and the payment from adsense program are the main factors that sell a website with a price or another.Also the value of the website is also given by the domain in which this site obtains that number of uniques daily and that profit.

I don't remember the exact formula, but I saw this at a Web Convention:

For Larger Sites:
total price = 3.5(total time it took you to make everything)/2 + profit a month x 12 + uniques a day / 5 x |pagerank - 10)

For Smaller Sites:
Freeball

Or something along those lines, just remember to include all of those values and come up with a fair price, yet competitable to your market.

That program generated high prices for sites. For example :

http://www.mariuskl.com - 649.00 $
http://www.ozami.com - 21,250.00$

Have you tried it , people ? It looks interesting , but still this sum are very large.
