Thumbs up New Years Resolutions

Its come to that time again, when you no we all stand around in a state of complete drunken muse and state what our overall plans are for the next year.

The usual will start of course with the diet starts tomorrow, along with the predictable joining of the Gym, which as we all know from experience, will last at least until April. The diet may go on a little longer it will depend of course whether there is a holiday planned that may require the removal of clothing that would normally cover any unsightly lumps bumps and general over eating buldges, if this is the case then the diet will last the distance until take off at the airport when there will be two whole weeks if you are lucky of complete unadulterated fun, overindulgence and frolicking.

These two resolutions probably take up 90% of the adult population every year, at around ten past midnight on the New Year beginning.

However there is also a large portion of the adult world that decide that this is the year that will mark the end of an era and the beginning of a new episode in their lives, this could mean the start of a new job, but also it could mean sorting out your finances and making this year the year you buy your first home, don’t let this be a resolution that ends before the changes its direction like the gym and the diet, let this be your year, the one that you will truly remember for the rest of your life. Buying your first home is a huge milestone in your life, obviously not one to be taken likely, but if this has been your resolution it is also obviously one that you haven’t just had pop into your head, its been one that you have been thinking about for a while.

What you need to do now is get a mortgage sorted, I know that this may sound like you are running before you have walked but in all honesty if you seek the mortgage prior to the house then you will be sure of two things, the first one you will know exactly how much the bank will lend to you this will leave you free to shop within your allocated budget. The second will be that you can safely put in an offer on the property when you have found it knowing that the mortgage is all but sorted out. You already have the decision from the bank the next step now will be to get the survey done, enlist the services of a solicitor and providing the property is sound and not walking down the street, you will be well and truly on the way to owning your first property.

It’s as simple as that the criteria for obtaining a mortgage are simple;

ü You are in full time employment- either self employed of salaried
ü You are over 18
ü You are a citizen of the EU

100% deals are available however if you have a deposit of at least 5% of the value of the home you wish to purchase then the interest rate you may be able to get could be more favourable.

Also if you are self employed the rates could be more favourable if you can provide proof of earnings, two years accounts is the normal requirement.

Mortgages can be a mine field with all and sundry trying their hand at giving you information and guidance, mortgages change and so do deals what is out there yesterday or even today may not necessarily be there tomorrow. The deal your friend may have may not be suitable to you. We at mortgages made simple tailor a deal to suit you, we will take all your circumstances and find the best deal on the market to meet with all your requirements, what’s more we keep you up to date and informed every step of the way, we take you from the agreement in principle prior to you finding the house, through the application, pushing it every step of the way through to a speedy completion allowing you to savour the moment of this very important milestone.
