It can be difficult to get small specialist keywords checked in Word Tracker or Overture or Google Keyword Tool.

I've used paid for Adwords for promoting off season business at our holiday cottage in Scotland.

Recently I've added keyword phrases that I want to check for a new site. The Adwords Analytics results show the actual traffic for each keyword phrase.

Looking at these results carefully has revealed a major keyword phrase which is used a lot by the public (the organisation changed its name years ago, and everyone has switched to the new name. Site visitors still use the old phrase though. Sorry, can't tell you this one)

It also showed me that by tweaking a couple of minor keywords that I thought were good they could be improved. For example I've changed a section in the new site away from Driving Around Scotland to Touring Scotland by car.

It is always obvious with hindsight, but I've been thinking about Driving, and the visitors are thinking about Touring.

Just a thought if you are into niche markets.
